Project - Parkside
AEGIS Consulting Engineers + Project Managers has been appointed as the lead Engineering Consultants and Superintendent for a remediation project addressing façade deterioration, waterproofing failures, and localised structural defects within an occupied residential building.
Our role includes:
Forensic investigations to identify sources of water ingress and façade defects
Preparation of a detailed scope of works and specifications for remedial works
Structural and remedial design to address identified defects
Coordination and management of the tender and contract phase
Preparation of design documentation for submission in accordance with DBP requirements
Acting in the role of Superintendent for the duration of the project, including site attendances, responding to RFI’s, issuing site instructions, review of progress claims, and coordination with all stakeholders
The works involve:
Rectification of façade cracking and deterioration
Waterproofing upgrades to balconies and building envelope
Localised structural repairs to compromised elements
Anodic/cathodic protection for advanced concrete spalling (concrete cancer)
Project challenges:
The site is 300m away from the ocean.
Work area includes restricting access to the building
Project budget due to the extent of the concrete spalling

Overall, the project is progressing well despite the challenges of working within an occupied building and managing staging, access, and compliance requirements.
