Project - Gladstone rooftop works

AEGIS Consulting Engineers + Project Managers has been appointed as the lead Engineering Consultants and Superintendent for a large-scale remediation project involving rooftop waterproofing, drainage rectification, façade repairs, and balcony remediation works at an occupied hotel complex.

Our role includes:

• Forensic investigations, condition assessments and preparation of detailed scope of works and technical specifications

• Waterproofing and remedial design documentation

• Coordination and management of the tender and contract phase

• Acting in the role of Superintendent for the duration of the project, including site attendances, responding to RFI’s, issuing site instructions, review of progress claims, and coordination with all stakeholders

The completed rooftop stage of works included:

• Installation of waterproofing membrane

• Concrete spalling, drainage rectification and fall correction works

• Access and compliance upgrades

Challenges throughout the rooftop works included:

• Existing fall and drainage deficiencies

• Budget constraints requiring staged prioritisation of works

• Restricted access due to the complex operating as a live hotel environment

With rooftop works now completed, the project is progressing into the balcony and façade remediation stage, which includes window and door upgrades, waterproofing upgrades, crack repairs and associated remedial works.
